HOME SURVEYS
Providing the whole home surveying package
A house survey is an inspection of a property’s condition conducted by experts. BRYAL have the expertise and experience to inspect the property and tell you if there are any issues to do with the condition of the property from minor to significant structural problems.

Home Survey – Level 1
This is the most basic type of survey. It uses traffic light ratings to give an overview of the property’s condition and highlight significant issues but doesn’t go into detail.
Home Survey – Level 2
A mid-level survey is the standard choice for most properties in reasonable condition. This level of survey will look at everything that would be covered above, but with added extras.
Home Survey – Level 3
This is the most thorough type of survey that we offer at BRYAL.
It provides a comprehensive analysis of both the property’s structure and condition.
New home snagging
If you’ve bought a new-build home, you’re probably expecting it to be perfect. Unfortunately, though, even the best new homes can have issues.
The good news is that, aside from occasional horror stories, most problems with new-build homes are cosmetic and easily fixed.
For that reason, a traditional level 3survey is likely to be a little excessive – and this is where ‘snagging surveys’ come in.
Party Wall Surveyor
The Party Wall etc Act 1996, applies where someone wishes to carry out work on or close to a boundary. The work may be the erection of a new structure, changes to an existing structure or an intention to carry out excavations within a specified distance of an Adjoining Owner’s property. A common situation is if you want to install the end of a beam into a party wall or undertake foundation excavations to facilitate an extension near to a neighbouring property. In many of these situations notice may need to be served in accordance with the Act and a subsequent Award may be required
DRAWINGS & SPECIFICATIONS
Architectural Designs are created using AutoCAD to provide computer-aided design drawings from initial Pre-Application submission to full detailed working drawings for Building Regulation and Planning Approval.
In a world of ever-changing legislation our Pre-Application Process is a great service in which we work alongside the LA planning Departments to establish if approval is likely to be given.
This is a pre-curser to preparing full and detailed plans and specifications which must comply with the current building regulation and planning conditions which are aligned with details within the Local plan.
We prepare and submit Full plan applications and act as the Agent to ensure the transition from design to construction phase is seamless.
Detailed Specifications are prepared to suit the complexity of the works to assist in obtaining quotations or tender submissions
The level of support is dependant on the size of the Project where we are happy to take on the role from inception to completion.

cdm principle designer
The Construction (Design and Management) Regulations 2015 (CDM 2015)
Complying with CDM 2015 is a legal requirement and mandatory for all construction projects in Great Britain. Failure to adhere to these regulations can result in legal consequences.
We carry out the role of Principle Designer and provide ongoing Health & Safety support to many clients and pride ourself on our proven track record. Please contact us to discuss specific needs
A principal designer is an organization or individual (on smaller projects) appointed by the client to take control of the pre-construction phase of any project involving more than one contractor.
The primary responsibility is to influence how risks to health and safety are managed throughout the project.

INFRARED & PATHOLOGY SURVEYS
Infrared (Thermography) surveys

CLERKS OF WORK & QUALITY CONTROL
A clerk of works, also known as a construction quality inspector or warranty manager, plays a crucial role in construction projects.
Clerks of works are responsible for inspecting and overseeing construction works to ensure they meet quality standards and that the works align with the specifications a drawings of the project.
Checking workmanship, materials, and safety practices is a prerequisite of the role which,
identify irregularities or defects, they help maintain high-quality construction projects.
Provide detailed documentation, including photographs and measurements which allows them to closely monitor progress and gives advance notice to Senior Managers and Clients of any impacts on delivery or progress.
